Labor Index and Price Index of Construction Materials in Sale Units

Building Permits, October 2009

The Statistical Service announces that the number of building permits issued by municipalities and the district administration offices during October 2009 stood at 716. The total value of these permits reached € 225,3 million and the total area 203.3 thousand square meters. These building permits provide for the construction 1,020 dwelling units.

During the period January - October 2009, 7,388 building permits were issued, displaying an increase of 1.3% over the corresponding period last year. The total value of these permits increased by 1.1% and the total area decreased by 12.4%. The number of dwelling units showed a decrease of 14.3%.

Building permits constitute a leading indicator of future activity in the construction sector.

The Producers Price Index in Construction, 3rd Quarter 2009 - 18/12/2009

The Producer Price Index in Construction for the third quarter of 2009 reached 115.1 units (base 2005 = 100.0), down 0.9% versus the second quarter of 2009. Compared to the same quarter last year, the index decreased 5.6%.

Note that the Producers Price Index is published on a new base year and calculated on a new sample and the revised methodology. Any differences in the variation of the index change compared to previous publications is due to these changes.

Production Index in Construction, 3rd Quarter 2009 - 18/12/2009

The Production Index in Construction for the 3rd quarter of 2009 is provisionally estimated to have reached 93.5 units (base 2005 = 100.0), falling 10% over the 3rd quarter of 2008. For the period January - September 2009 the index recorded a decrease of 9.8% over the same period last year.

Note that the Index of Production is published on a new base year (2005 = 100) and calculated on a new sample of firms. Any differences that arise in the variation of the index change compared to previous publications is due to the process of changing the base year, particularly in changing the relative importance of different types of projects in Construction.

Construction Materials Price Index, November 2009 - 22/12/2009

Note that from 23 March 2009 the Construction Materials Price Index has changed name, registration materials, suppliers and sample base year. Specifically:

The new name is Price Index for Construction Materials, generalized description of the old order to better reflect the fact that it includes materials used in road construction.

The classification of materials that are monitored by the Index has been revised to include material whose use has expanded in recent years, however, also to remove materials with limited use. The relative gravity of the materials in the new classification comes from the sum of imports and domestic production.

Differentiation of materials brought diversification of the sample of firms on the basis of representation.

The change in base year, ie the year in which the average prices compared with the monthly reference rate to occur is also a significant change. From now on, every month, all material prices will be compared with the average price in 2005 rather than that of 2000. The overall index was recalculated under the new basis from January 2005 until December 2008.

Any differences arising between the monthly results of the Construction Materials Price Index base 2000 and the Construction Materials Price Index base 2005, are due to differences between the two indicators of the classification of materials, the sample firms, the relative weight between the materials and the base year.

Annual Statistical Agency Research: "Construction and Housing Statistics 2007" 30/01/2009 

The Statistical Service announces the publication of its annual report "Construction and Housing Statistics, 2007”. The report includes details of the construction sector, pertaining, inter alia, production, investment, construction costs, the housing units that were constructed, building permits issued and the price indices of construction materials and labor costs.

The main developments in the construction sector in 2007 were:

(a) The sector continued to show positive growth, with increases in added value in real terms by 7.4% versus 7.3% in 2006 and 4.4% in 2005. This is attributed mainly to a significant increase in the construction of new buildings.

(b) Gross output at current prices grew by 16.2% and reached € 2.740 million compared to € 2.358 million in 2006. From the output, 50.7% involved new buildings for residential purposes, 26.4% new non-residential buildings (hotels, shops, offices, factories, etc.), 14.6% infrastructure (roads, networks water and sanitation, telecommunications and electricity lines etc.) and the remaining 8.3% repairs, restoration and more.

(c) Employment in the sector increased by 34,058 persons in 2006 to 35,590 persons in 2007 and represented 9.6% of the gainfully employed population.

(d) The labor cost in construction increased by 4.6% compared to 5.3% in 2006. The price index of construction materials recorded a rise of 5.3% compared with an increase of 5.0% in 2006.

(e) The number of new homes completed fell by 0.9% to 16,501 dwelling units compared with 16,647 the previous year. By district, the number of new dwellings: 4622 Nicosia, Famagusta 2024, 2962 Larnaca, Limassol 3112 and Paphos 3781.

(f) The area per dwelling completed in 2007 averaged at 191 square meters for houses and 117 square meters for apartments, compared with 193 and 111 respectively in 2006.

(g) The construction cost per square foot (excluding land value) for houses, rose from € 803 to € 764 in 2006 and for apartments to € 726 from € 694 in 2006.
